Allianz and Schroders find new home in “landmark” Bristol city centre offices

Commercial real estate adviser Hartnell Taylor Cook has announced that over 6,500 square feet at 10 Victoria Street has been let in the last month, with insurance services provider Allianz and investment manager Schroders moving into new offices in Bristol city centre.
After completing a major refurbishment last summer, 10 Victoria Street has 46,780 square feet of “top quality” office space and was the largest office building to come on the market in Bristol last year.
While Schroders last year occupied 2,286 square feet on the ground floor on a 10-year lease, Allianz will occupy 4,227 square feet on the first floor on a five-year lease of the heritage building.
The move follows a strong year for the Bristol office market, which started at the highest annual level in five years. It also marks an exciting period of growth in the market as several developments in Bristol are currently on track for completion in 2023 and more quality stocks are set to hit the market in the coming months.
Earning the city’s highest WiredScore and a Platinum Cycling Score, 10 Victoria Street blends traditional exteriors with modern, ‘upscale’ interiors. Only 36,000 square feet is now available for rent at 10 Victoria Street, with CSquared and Hartnell Taylor Cook being the appointed agents for the building.
Chris Grazier, Office Agency Partner at Hartnell Taylor Cook, commented, “The flight to quality in the Bristol market is unstoppable.
“The supply of Class A buildings in the city is constantly attracting a wide variety of occupiers and since 10 Victoria Street has undergone such a high quality refurbishment we can’t imagine there will be an end to the big names that have been building flock to this location.”
James Preece, Director at Colliers added: “After a thorough search of the market, 10 Victoria Street stood out for its excellent location, seamless technology and impressive sustainability credentials.
“Northwood has invested in the right timing and elements of the building to attract quality tenants who are looking for the best spaces for their employees.”
Nick Turner, Northwood Investors Asset Management Director, concluded: “We are delighted to have Schroders and Allianz on board at 10 Victoria Street. The building is a strong performer, has so much going for it and we look forward to seeing who comes through the door next.”
