Sustainable office near Temple Meads set to be complete this year

The construction of an all-electric office building with “sustainability at its heart” is in full swing.

EQ Development, a stone’s throw from Bristol Temple Meads, is the first building in the South West to commit to net-zero carbon emissions in operation.

Low-carbon heat pump technology will be used to heat the 200,000-square-foot building, which will accommodate 2,000 people.

Marvin Rees recently signed EQ’s steelwork on Victoria Street to mark the progress of construction, which is due to be completed later in 2023.

The building will modernize a typical workplace with a rooftop bar, restaurant, business lounge with communal terrace, café and kitchen on the ground floor, 50-seat auditorium, gym and breakout area.

EQ will accommodate cyclists in the city with a dedicated bike entrance and ramp from Temple Street to the basement level with 260 bike spaces

E-bike charging will also be available to workers.

BAM Construction is delivering the glass building on behalf of the CEG Group.

Paul Richardson, Investment Manager at CEG said: “We’ve had a fantastic start to the year, business confidence in Bristol remains strong with continued tenant demand for over 100,000 sqft of office space.

“Our innovative approach to flexible leases and the provision of tenant improvements to reduce initial capital expenditures add to the appeal.

“We’re also seeing residents looking for higher quality space to attract and retain the best people.

“That, and the desire for a workplace that reflects the sustainability needs of companies, means that EQ’s fantastic environmental specification is incredibly well placed in the market.”

During its two-year construction period, EQ created 500 construction jobs annually.

When completed, the building will deliver £466 million in gross value added per year through direct and indirect operational jobs.

40 percent of the building is pre-let and 10 percent of the space is for sale.
