DOVER – The last major piece of land in the Enterprise Business Park will be developed into a 234,000 square foot warehouse that will provide even more usable space for the growing distribution and warehousing market in central Delaware.
Modani properties, a national commercial developer and real estate operator of Class A assets, has submitted plans to construct a warehouse on the Commerce Way in west Dover. The 22-acre property has been on the market for some time, with R&R commercial real estate listed as a broker.
Modani Properties officials declined to comment to the Delaware Business Times. However, the stock was marketed as “coming soon” on the Modani website.
The warehouse will be 40 feet tall with 30 loading bays and 300 parking spaces. Plans submitted to the city show 81 sites for caravans, with the first phase planned to include 44 sites and the remaining amount to be added later. The plans were approved by the Dover Planning Commissioner on Monday.
Commerce Way is part of an industrial park with five buildings of varying sizes and has direct access to Route 15. Tenants at the Enterprise Business Park include Easterseals, Kent County Board of Elections, Capitol Uniform and Linen, Bayhealth’s fleet services, among others.
Earlier this year, one of the larger warehouses was purchased by the Eastern States Group in a rare Kent County estate. This $8.1 million deal, also brokered by R&R Commercial Realty, resulted in a cost of $72 per square foot.
Modani Properties is an industrial logistics development developer that owns and operates assets in Reading, Pennsylvania; Deptford and Laurel, NJ; and Bristol, Virginia. However, four warehouse projects are currently in the works, including the one planned for Commerce Way, according to its website. The other projects include warehouses in Manchester, Jackson and Sicklerville, NJ
Storage space has increased in Kent County in recent months. Dover’s fulfillment center is ideally expected to bring 297,000 square feet of space to market by the end of 2023. Meanwhile smaller storage projects such as one to be built by the owners of Garrison Homes on the east side of Dover are expected to attract small to medium sized tenants.
Kent County is primed to lure storage and distribution businesses to its borders, with the Rockport 2.0 study commissioned by the Kent Economic Partnership showing that Dover in particular is a 60-minute drive from parts of Maryland’s east coast as well as southern Pennsylvania is removed.
In Kent County, distribution and warehousing reported needs of $939 billion and 2,913 jobs in 2018. Average warehousing and logistics salaries were $67,000 per year.
